What actually drives the number

Five Pasadena facts determine what a real marketing engagement here costs and what it should be built to do.

The buyer is unusually educated and unusually well paid. Census figures put Pasadena’s population at 135,804, median household income at $105,192 in 2024 dollars, and bachelor’s degree attainment at 56.1% of adults 25 and over (U.S. Census QuickFacts). The Chamber notes that over 60% of the roughly 100,000-person labour force works in professional, managerial, technical, sales and clerical roles (Pasadena Chamber of Commerce). Marketing copy that would convert in a mass market reads as noise to this audience.

The institutional base is real and it is concentrated. Caltech, including the 4,600 people at NASA’s Jet Propulsion Laboratory, employs about 7,100 and is Pasadena’s largest employer. JPL alone is a $2-billion-a-year operation, and Caltech spent $398 million on construction and renovation between 2020 and 2024 (Caltech Local Economic Impact). Corporate headquarters include Parsons, Western Asset Management, Tetra Tech and East West Bank, alongside Huntington Memorial Hospital and Kaiser Permanente (Pasadena Chamber of Commerce). If you sell B2B here, your addressable market is a list you could write on one page, which argues for account-based work rather than broad demand generation.

Bioscience is the growth story and space is the constraint. The city counts over 300 science and technology companies, and bioscience workspace vacancy in Pasadena and the San Gabriel Valley sits at 0.8%, with an average bioscience wage of $94,728 (City of Pasadena Economic Development). Arrowhead Pharmaceuticals took 48,882 square feet at 177 E. Retail is district-level, not city-level. Pasadena’s retail sector runs 1,660 businesses across 10.7 million square feet at roughly $40 per square foot asking rent and 5.5% overall vacancy. But the districts diverge: Old Pasadena was 11.2% vacant in Q1 2026, Playhouse Village 6.6%, and South Lake rose from about 6% to 8.7%. Old Pasadena and Playhouse Village together form roughly 2,371,860 square feet, described as the second largest shopping destination in Southern California (Pasadena Now). A citywide campaign averages away the only signal that matters.

The business licence regime is different from its neighbours. Pasadena’s business licence tax is not gross receipts based. It is computed on a flat rate plus number of employees, renewed annually and paid in advance (City of Pasadena Department of Finance). Los Angeles, by contrast, charges $4.25 per $1,000 of gross receipts on professions and occupations (L.A. Office of Finance). For a growing service firm, that means revenue growth in Pasadena does not carry a growing city tax with it. Headcount does.

Common mistakes

Writing consumer-grade copy for a technical buyer. An engineer at JPL or a portfolio manager at Western Asset can tell in one paragraph whether you understand their problem. Cost: your best-fit prospects bounce and never come back.

Targeting “Pasadena” as one trade area. Old Pasadena at 11.2% vacancy and Playhouse Village at 6.6% are different markets with different foot traffic. Cost: budget spread across districts where your customer does not shop.
